    The Maestro believes highly in two marketing techniques to find houses to flip with highly motivated sellers …  bandit signs and direct mail postcards.

    - At least 100 bandit signs a month, and

    - At least one mailing a month, to either absentee owners (landlords), landlords who recently evicted a tenant (evictions list) and/or to code violators.

    All these lists can be acquired or purchased through a list broker (use Google…) or from the clerk of your county court.

    Flipping Houses – Get into the mind of your Buyer…

    It is absolutely imperative that you get into the mind of your buyers… BEFORE… contracting on a property. That means that you need to calculate how much the buyer is into the property for – your selling price plus repairs – and also taxes and insurance. You don’t have to worry about a mortgage payment, because we’re only dealing with cash buyers right now.

    In addition, you need to know what your buyer is going to do with the property once he buys it. Here is a hint. If the neighborhood is busted, he’s probably going to rehab and rent. If it’s decent, or even nice, he is probably going to rehab and sell.

    If he is going to rent, you need to find out what the going rent is for that type of property, in that neighborhood. You can find this stuff on the internet.

    Once you have all this info, you can easily calculate cash buy, plus repairs, plus taxes and insurance, minus rent revenue, plus minor repairs or updates throughout the year.

    Now, you can decide if this is a good buy for HIM (not for you).  If it is, contract on it and present it to your buyers.

    How?

    Mr. Buyer, here is the deal, in less than 5 years, you will make all of your money back and own this property free and clear. After that, you can expect to pocket about $12,500 in profit every single year that you continue to own the property.

    Aaron Ward wrote me and asked, “Maestro, how do I get your low offers accepted by sellers?” Great question, Aaron.  And I’m glad you asked.

    There are many tricks and tales you can tell the seller to convince him or her.  But, the best way to insure your low offer is accepted, is to only deal with sellers who are in distress.  If they truly feel like you are their only option, they will take just about any offer you put in front of them…

    Flipping Houses – Use Email to Pursuade Your Buyers!

    Ok, so my HD video camera straight broke. Won’t turn on. Tried resetting it and charging the battery. Nothing. So, you’re going to have to settle for a written Flip Tip this week. And here it is…

    Use email marketing to persuade your buyers!

    Here is what I used to do when I had a property under contract, and was blasting it out to my buyers list:
    Email subject line: 3/1, 1200 sf, cosmetic repairs

    Now, do you really think that is going to get it done today?  Heck no!  It worked awhile back, when the market was good and buyers were falling all over themselves trying to buy your property.  But today?  It’s a buyer’s market, my friend.  And you’ll have to do just a little bit better.

    Donald Trump says that he looks at hundreds of development offers each week… and chooses maybe one.  Maybe.

    That’s how your buyers are these days.  They get tons of emails each week advertising some wholesale property .   The first thing you need to do is get them to open yours.  So, instead of “3/1, 1200 sf, yada, yada, yada,” you write something like:

    Incredibly LOW Price Has Wholesale Buyers Scrambling!

    Now, why would this make a buyer open the email?

    For one, you say the price is incredibly low, but you don’t say how low.  So, they want to check it out.  They are curious.

    And two, you create the perception of scarcity.  If buyers are scrambling to buy this property, you better get over there to view it immediately, before it’s gone.

    Email marketing is key, my friends.  I recommend that you have a VIP buyers list, which you contact by phone when you get a deal under contract.  However, when emailing, make it compelling…  you have to get past the first hurdle and have them open it.

    You have a great deal to offer, right?  So show it off and get someone to buy the thing!

    The seller can sense desperation in your voice.  And you never want to come off that way.  When you do, they’ve got you.  They now have control of the negotiation.  When that happens, you’re finished. 

    Flipping houses can be very easy… or very difficult.  If you stay in control, and never be afraid to walk away, it becomes much easier.
