How to flip houses with no money? Can you? Should you?

1. If local wholesalers won’t teach you how to flip houses, hire a national mentor, like The Maestro – Wholesale Real Estate Coaching.  I most likely do not know your city as well as my own.  However, I know real estate wholesaling.  And that doesn’t change much from town to town.

2. And if you have no income and no money in the bank, starting a new business may not be the best thing to do right now.  I never want to discourage anyone from chasing their dreams.  I did it and it worked out great for me.  However, I had a job and money coming in each month.  Not a lot, but enough to pay my bills.

Many people are out there like circus barkers shouting about flipping houses with no money. Beware! Get help from a pro.

You think you’re a successful real estate wholesaler?

Well, have you fallen flat on your face, yet?  Have you made a mistake that was so miscalculated that you went completely broke?  Have you had to make a life-changing decision on whether to pick yourself up and fight, or quit and do something else?

Look, just about successful person I know has fallen flat on his face at one time or another in his career.  Even the super-rich, like Donald Trump (The Art of the Comeback), has failed miserably.

The difference between the rich and the poor is that the rich pick themselves up and become even more determined to succeed.  The poor?  They quit and do something else… and the cycle of failure and quitting continues.

Don’t believe the hype!  Just because the economy and housing market is down, doesn’t mean we can’t still make a ton of money flipping houses.  Don’t EVER think that you have to settle for $2,000 flips… ever.  My rule of thumb then, is my rule of thumb now.  I start at $10,000 per flip, and if possible, go up from there.  To combat the slow market, you need to acquire, or contract, on property at a lower % of ARV.  Go 30%.  And don’t ever feel guilty about making a lot of money.  Play to win… and that means getting rich!
