The seller can sense desperation in your voice. And you never want to come off that way. When you do, they’ve got you. They now have control of the negotiation. When that happens, you’re finished.

If you’re not following up on your offers… you’re probably not flipping any houses. Well, you may be flipping some houses, but you’re sure as hell not flipping as many as you could be.

Don’t be like the rest of those yahoo real estate wholesalers. Make an offer, and if you can’t come to an agreement, make a note to follow up with that seller at least once a week.
Look, when that seller finally gets motivated, or at least realizes he ain’t gonna get anywhere near what he thought he would for his house, who is he going to call?
