    Well, have you fallen flat on your face, yet?  Have you made a mistake that was so miscalculated that you went completely broke?  Have you had to make a life-changing decision on whether to pick yourself up and fight, or quit and do something else?

    Look, just about successful person I know has fallen flat on his face at one time or another in his career.  Even the super-rich, like Donald Trump (The Art of the Comeback), has failed miserably.

    The difference between the rich and the poor is that the rich pick themselves up and become even more determined to succeed.  The poor?  They quit and do something else… and the cycle of failure and quitting continues.

    Want to find a fast flip? Ask a realtor to pull an all-cash transaction list on MLS for the past 6 months. What does that tell you?

    1. One, who is actively buying property for cash, and
    2. Two, what area of town they are buying in.

    This will go a LONG way in helping you flip your next property.

    Flipping Houses – Use Email to Pursuade Your Buyers!

    Ok, so my HD video camera straight broke. Won’t turn on. Tried resetting it and charging the battery. Nothing. So, you’re going to have to settle for a written Flip Tip this week. And here it is…

    Use email marketing to persuade your buyers!

    Here is what I used to do when I had a property under contract, and was blasting it out to my buyers list:
    Email subject line: 3/1, 1200 sf, cosmetic repairs

    Now, do you really think that is going to get it done today?  Heck no!  It worked awhile back, when the market was good and buyers were falling all over themselves trying to buy your property.  But today?  It’s a buyer’s market, my friend.  And you’ll have to do just a little bit better.

    Donald Trump says that he looks at hundreds of development offers each week… and chooses maybe one.  Maybe.

    That’s how your buyers are these days.  They get tons of emails each week advertising some wholesale property .   The first thing you need to do is get them to open yours.  So, instead of “3/1, 1200 sf, yada, yada, yada,” you write something like:

    Incredibly LOW Price Has Wholesale Buyers Scrambling!

    Now, why would this make a buyer open the email?

    For one, you say the price is incredibly low, but you don’t say how low.  So, they want to check it out.  They are curious.

    And two, you create the perception of scarcity.  If buyers are scrambling to buy this property, you better get over there to view it immediately, before it’s gone.

    Email marketing is key, my friends.  I recommend that you have a VIP buyers list, which you contact by phone when you get a deal under contract.  However, when emailing, make it compelling…  you have to get past the first hurdle and have them open it.

    You have a great deal to offer, right?  So show it off and get someone to buy the thing!

    Yo, The Maestro says to never, ever, ever be afraid to walk away from a deal… no matter how badly you want it!

    The seller can sense desperation in your voice.  And you never want to come off that way.  When you do, they’ve got you.  They now have control of the negotiation.  When that happens, you’re finished. 

    Flipping houses can be very easy… or very difficult.  If you stay in control, and never be afraid to walk away, it becomes much easier.

    Flipping Houses – the money’s in the follow up!

    If you’re not following up on your offers… you’re probably not flipping any houses. Well, you may be flipping some houses, but you’re sure as hell not flipping as many as you could be.

    THE MONEY IS IN THE FOLLOW-UP!!!

    Don’t be like the rest of those yahoo real estate wholesalers. Make an offer, and if you can’t come to an agreement, make a note to follow up with that seller at least once a week.

    Look, when that seller finally gets motivated, or at least realizes he ain’t gonna get anywhere near what he thought he would for his house, who is he going to call?

    The wholesaler that comes to mind first.

    Make sure you’re that person…

    Flipping Houses – Handling Criticism

    I get students contacting me all the time, all like “Maestro, some lady just called me up and cussed me out, then hung up on me.  All I did is make her a low offer to buy her house.  Man, I really feel bad.  She ruined my day…”

    Look, you can’t allow stuff like that to bother, or deter, you.  It happens.  It happened to me.  And, it happens to every other wholesaler out there too.  Just part of what we do.  For some reason, people get offended by our offers sometimes.  It baffles me, but they do.  It’s not like we have a gun to their head.  We make an offer, and they accept or reject.  It’s as simple as that.  For some reason, though, people sometimes feel compelled to call us up and cuss us out.

    Me, I don’t let it bother me one bit.  I just hang up… and move on.  I don’t have time to waste on someone like that.  Anyone who gets offended by a low offer to buy their house, is just flat out a weak-minded fool.  And The Maestro has no time for that.  I don’t think I can be offended.  It’s possible, I guess.  But it would be damn hard.  That’s just how I roll.  I don’t believe in fairness, either.  I only believe in life.  Sometimes it’s good and sometimes it’s bad.  Regardless, I just roll with it.

    Flipping Houses – assignment fees should be BIG!

    Don’t believe the hype!  Just because the economy and housing market is down, doesn’t mean we can’t still make a ton of money flipping houses.  Don’t EVER think that you have to settle for $2,000 flips… ever.  My rule of thumb then, is my rule of thumb now.  I start at $10,000 per flip, and if possible, go up from there.  To combat the slow market, you need to acquire, or contract, on property at a lower % of ARV.  Go 30%.  And don’t ever feel guilty about making a lot of money.  Play to win… and that means getting rich!

    Flipping Houses – Frequency of your ads is the key!

    Frequency is the number of times your ad is seen (or heard).  Studies have shown that a consumer (or seller, in our business) must see your ad a minimum of 3 times, before they pick up the phone and call you.  What does that mean?  That means that you MUST:

    1. Keep your marketing cranking each and every month… without fail.  Your ads need to constantly run.  The marketing machine can NEVER be turned off.

    And 2. Put your ads, like bandit signs, where many people will see them, but also when and where they will stay up the longest, like Thursday or Friday evening.  If you put bandit signs out Mon night, they all be picked up Tuesday morning.  If you put them out Thurs or Fri night, chances are they stay out all weekend, increasing your frequency.
