    Flipping Houses – assignment fees should be BIG!

    Don’t believe the hype!  Just because the economy and housing market is down, doesn’t mean we can’t still make a ton of money flipping houses.  Don’t EVER think that you have to settle for $2,000 flips… ever.  My rule of thumb then, is my rule of thumb now.  I start at $10,000 per flip, and if possible, go up from there.  To combat the slow market, you need to acquire, or contract, on property at a lower % of ARV.  Go 30%.  And don’t ever feel guilty about making a lot of money.  Play to win… and that means getting rich!

    Flipping Houses – Frequency of your ads is the key!

    Frequency is the number of times your ad is seen (or heard).  Studies have shown that a consumer (or seller, in our business) must see your ad a minimum of 3 times, before they pick up the phone and call you.  What does that mean?  That means that you MUST:

    1. Keep your marketing cranking each and every month… without fail.  Your ads need to constantly run.  The marketing machine can NEVER be turned off.

    And 2. Put your ads, like bandit signs, where many people will see them, but also when and where they will stay up the longest, like Thursday or Friday evening.  If you put bandit signs out Mon night, they all be picked up Tuesday morning.  If you put them out Thurs or Fri night, chances are they stay out all weekend, increasing your frequency.

    1. Do your research up front – talk to the seller, research the property on the internet and make a cash offer, either by fax or phone.

    2. Get the property under contract… first! Then make an appointment to go see the house.

    3. Renegotiate or cancel, if necessary – If, when you see the property, feel that you’ve been mislead, either renegotiate your purchase price (down), or cancel the contract altogether, due to a failed inspection.

    If the property is satisfactory, flip it and make a lot of dough…

    1. Call every title company in your city.

    2. Tell them you deal in cash transactions.

    3. Show them your contracts and make sure they accept them.

    4. Negotiate their fees – a flat fee per transaction is the best.

    If you’re as easily trained as The Maestro’s Yorkie, Simon, you will make a ton of money in this business.

    Hey, I know what you’re saying.  Maestro, did you really send me here to watch your stupid dog do tricks? Uh, yes, I did.  And if you call him stupid again, we’re gonna have issues…

    But here is why it’s important.  One, never, ever be under the impression that you know it all.  Be teachable… and be a sponge.  I freaking love it when a potential partner comes to me as a complete newbie.  Why?  Cuz I know he or she is teachable.  And you have to be, regardless of your experience.  If you come to the point where you think you know it all, that’s where you’ll begin to lose it.

    And, in my own life, I constantly strive to be better.  How do I do that?  I pick the brains of people who know more than me.  I read books, I reach out to people and I do whatever it takes to make it happen.  And I pay attention, too.  Noah St. John said it best.  He said, “When something becomes a priority to you, you find a way to make it happen.”  And learning, and working on my craft, is a priority of mine.  In order to do that, though, I need to be teachable.

    And two, it really, really helps you if you are 7 lbs and adorable.  I’m not kidding.  My dog, Simon, flips more houses than I do…

    Remember, it’s a buyer’s market… and you’re the buyer!  And another thing, don’t ever, ever, ever feel bad for making low-ball offers.  You’re a solutions-provider, their hero and savior!  You’re not some person trying to pull a fast one.  You are there to provide assistance, but in order to do that, you have to get your price.

    Never let the seller dictate the parameters, or even the conversation.  They are in your world, and you run the show.  And never be afraid to walk away from a deal.  You’re there to help, and if the seller doesn’t want your help, someone else will.  Be confident, but sympathetic to their plight.  Be understanding, but firm, too.

    Crossing

    Ok, so I’m straight piggy-backing off of last week’s blog.  Seriously, my world has been turned upside down in the past two weeks… literally.  And I must say… it’s freaking addicting.

    And no, I’m not talking about flipping houses (my first love).  I’m talking about our humanitarian ventures.

    Less than a year ago, I wrote down my goals.  I wrote down professional, personal and spiritual goals.  I categorized them into groups of 3-5 year goals, and 20 year goals.  Literally, one of my 3-5 year goals was to start, or contribute to a charity, or non-profit. 

    A few weeks later, Jason called…

    I know.  Freaked me out, too.  But, if you’ve read my book, you know how much I believe in writing down goals.  It’s like a personal letter to God, or something.  For some reason, writing them down makes them come true.  Crazy, but true.

    So, last week, we partnered with a global effort, called LiNK.  We watched the movie, Crossing.  I cried my eyes out…

    Ok, so I didn’t actually cry.  I did, though, manage to conjure up every bit of strength I had, to keep the tears from falling down my face.  I mean, I was in a room full of people, most of which I didn’t know. 

    I couldn’t let them see The Maestro cry.  No what I mean…

    Here’s the bottom line.  North Korea… is Nazi Germany.  Crazy Kim is Hitler.  And the North Korean people are the Jews.  Plain and simple.  You doubt my veracity?

    I think so.

    Get involved.  Remember, we reap what we sow.  And, as the old cliche’ goes, what goes around, comes around.  Being a humanitarian will give you so much joy, you won’t be able to handle it all.
