Flipping Houses – MLS cash deal list

    http://www.youtube.com/watch?v=S3R_UIxN5DQ

Want to find a fast flip? Ask a realtor to pull an all-cash transaction list on MLS for the past 6 months. What does that tell you?

    1. One, who is actively buying property for cash, and
    2. Two, what area of town they are buying in.

This will go a LONG way in helping you flip your next property.

Great Tip Bro- we have actually found a local cash buyer that way- once we find that a property was bought with cash we go drive by the property, and sometimes they have a FOR RENT sign in forn tof the property, as most landlords will do this to get their houses rented- we CALL that number and tell that landlord about our smokin deal that is near the one he has FOR RENT, works like a charm

      cheers

Thanks A! Will this list provide #’s and addresses of these cash buyers? How do you suggest is the best way to contact them?

      Cheers!

probably not numbers. you can send a letter to the house. you can look
up the owner on the tax assessor’s site and send a letter to that address.
and, like rj said earlier, you can drive by the property and see if there is
a “for rent” sign out front, and call that number. you can always knock on
the door, too, and ask the person how to get a hold of the owner.

Wow – more info than a new real estate investor wannabe can handle. I’m taken notes.
After over 30 years of corporate life I’m out on my ass and I don’t think I want anymore corporate life. Got a couple of rentals but want to start flippen. I’m basically lazy but may have to start doing Home repair and Remodling – sounds like work just to put bread and beer on the table. I like your idea of working out at noon. Keep the good info coming.

      Thanks,

      Bill
