If you’re not following up on your offers… you’re probably not flipping any houses. Well, you may be flipping some houses, but you’re sure as hell not flipping as many as you could be.
THE MONEY IS IN THE FOLLOW-UP!!!
Don’t be like the rest of those yahoo real estate wholesalers. Make an offer, and if you can’t come to an agreement, make a note to follow up with that seller at least once a week.
Look, when that seller finally gets motivated, or at least realizes he ain’t gonna get anywhere near what he thought he would for his house, who is he going to call?
The wholesaler that comes to mind first.

Hello Maestro, I’m very interested in your mentoring program for $2495.00. If I take the payment plan for 249.95 monthly. Is that a ten month payment plan? I’m already a real estate investor with about 20 buildings. But broke as can be which is why I’m looking into wholesaling. But I’m from a town with about 3000 population so I’m really not sure if this’ll work. Please let me know what you think.

Hey Paul. To know if your town is viable, you need to know a few things. One, are there neighborhoods there, with lots of single family houses in them? And two, are there rehabbers and landlords there, that are actively buying wholesale property? If your answer is yes to both, you can flip huses there. Do you have a local REIA club in your town? If so, attend a meeting and guage the investing market. Talk to people. Find out if there are people there that want, and can buy, property at 50% of market value. The bottom line is, you can probably find deals, but is there anyone to flip them to?

Andrew, love getting your tips…Although I realized that I got into wholesaling RE for the wrong reasons (strictly money) and have since turned my back on it b/c of the heartache, frustration and borderline madness it puts one through, I can honestly say that your tips are high quality and I enjoy reading them… I realized that you pretty much have to LOVE RE or all the BS experienced on a constant basis will do to others that it did to me…Anywhoo, take care Andrew and I’ll still enjoy your e-mails.
Not sure I agree 100%, Jorge. I got into real estate for the money (and the freedom), too. I don’t think you have to love it to be successful. Many a guru I know consider it a means to an end. I like money and freedom, and wholesaling supplies both. Don’t get me wrong. I like real estate. I find it interesting and even fun, sometimes. But if I worked in a field I actually loved… I’d be on the course every day trying to make the PGA Tour.
My love is coaching and mentoring… not real estate. My success flipping houses, and the experience and knowledge I accumulated over the years, provided a means to do what I love. Find something you love, and find a way to make moneyt doing it. That’s the real key…
