    Flipping Houses – Handling Criticism

    I get students contacting me all the time, all like “Maestro, some lady just called me up and cussed me out, then hung up on me.  All I did is make her a low offer to buy her house.  Man, I really feel bad.  She ruined my day…”

    Look, you can’t allow stuff like that to bother, or deter, you.  It happens.  It happened to me.  And, it happens to every other wholesaler out there too.  Just part of what we do.  For some reason, people get offended by our offers sometimes.  It baffles me, but they do.  It’s not like we have a gun to their head.  We make an offer, and they accept or reject.  It’s as simple as that.  For some reason, though, people sometimes feel compelled to call us up and cuss us out.

    Me, I don’t let it bother me one bit.  I just hang up… and move on.  I don’t have time to waste on someone like that.  Anyone who gets offended by a low offer to buy their house, is just flat out a weak-minded fool.  And The Maestro has no time for that.  I don’t think I can be offended.  It’s possible, I guess.  But it would be damn hard.  That’s just how I roll.  I don’t believe in fairness, either.  I only believe in life.  Sometimes it’s good and sometimes it’s bad.  Regardless, I just roll with it.

    Flipping Houses – assignment fees should be BIG!

    Don’t believe the hype!  Just because the economy and housing market is down, doesn’t mean we can’t still make a ton of money flipping houses.  Don’t EVER think that you have to settle for $2,000 flips… ever.  My rule of thumb then, is my rule of thumb now.  I start at $10,000 per flip, and if possible, go up from there.  To combat the slow market, you need to acquire, or contract, on property at a lower % of ARV.  Go 30%.  And don’t ever feel guilty about making a lot of money.  Play to win… and that means getting rich!
